This course teaches students what a typical volume builder expects to earn after land and construction costs, administrative costs, and taxes. With this knowledge, agents can set expectations with their clients on the best ways to negotiate with a builder. Students are taught to focus their client's home search on finished builder inventory and speculative homes that are started but not yet finished. Students learn that most builders favor negotiating with options versus lowering the cost of the home. Students are taught to identify several builders that meet their client's critical home-buying decisions and then find comparable competing builders that will contrast base pricing, options costs, possible discounts, incentives, and unique construction methods. Students learn to compare and contrast what is available and then prepare a written offer to present to the builder.
