There are four categories of UnlockStats reports – residential, leasing, land, and comparison reports. From there, you can further customize your report to capture the exact market data you need.

What is the Unlock MLS DataPortal?
It is a data and reporting platform designed to provide you with real-time access to information and insights on the Austin Metro real estate market.

Why might I use it?
The platform allows you to quickly gather and report on key data for your local real estate market and explore larger trends across Austin Metro. The tools also allow you search for opportunities and grab specific data needed to support key stages in your transaction and communicate those insights in a simple, visual way for your client or team.

Where does the data come from?
All data is streamed in real-time via Unlock MLS' data feed into all reports in the system.

How often is the data updated?
New listings, sales, and pending transactions are updated every 15 minutes into the system. Most reports, however, typically display totals from the end of the previous month or week.

When is the data for the reports complete?
Although data updates in real-time, often times sale records may not be input into the MLS for several days after the month's close. For this reason, it may be most accurate to wait until the 3rd-5th of the month when exporting a report to ensure those totals are complete.

What if data totals do not match those I see from other tools I use?
In some cases, total counts may differ slightly from those in other sources. This is usually due to the specific property subtypes included in each system's count or by certain filters the reports applied to eliminate records that may not be reflective of the larger market (i.e. transfers for $1 or large $ outliers) These situations will show a slight discrepancy in final counts but will not significantly influence larger market trends.

Can I use the data in my office's or team's own marketing or reports?
Yes.

How can I export the data? A "download" button is available on all dashboards and reports to allow you export to PDF. Some reports may take up to 15 seconds depending on size. A simple screen grab is easiest if you would like to clip particular element from the dashboard. This can done on Mac (Command + Shift+4) or PC (Windows + Shift +S). Data from each graph or chart can also be exported to Excel by right-clicking that element.

Can the portal be used on a mobile device? The dashboards are not currently optimized to run searches on mobile. However, both market reports and dashboards are sized for a perfect fit to be read and viewed on your device. Simply drag/paste the content into email or your messaging app to send by text.

Can I resize the portal for easier viewing on my screen? Yes, "full-screen" mode is preferred viewing option for most users. This can easily be switched with the "Control-Command-F" keyboard shortcut.

Does the platform work on all browsers?
All dashboards and reports should function as intended on all of the most popular, newer browsers. Chrome, Safari, etc. If there is an instance where something appears to be not fitting/functioning correctly check to make sure you have the latest update completed. When Chrome or Safari is also available, it is recommended to use those as your primary browser when accessing the system.

What if blank elements are appearing my downloaded report?
As some reports may be housing large amounts of data with complex calculations in place, we have noticed that, on occasion, this may reflect in several report elements showing blank. In order to minimize the processing load on the browser, try closing unused tabs and re-downloading the report. If the problem persists, shutting down the browser altogether and reopening the application should restore proper downloading.
